Project Spotlight: Standing Seam Metal Roof on a Highlands Estate

This project pushed our metal roofing capabilities to the highest standard. A luxury estate in Highlands with a complex multi-gable roofline, steep 12/12 pitch, and existing damage from years of mountain weather exposure.

The Challenge

The existing metal roof had suffered through years of freeze-thaw cycling and UV degradation at 4,100 feet elevation. Multiple prior patch repairs had failed, and the homeowner needed a complete, permanent solution.

Our Approach

Pre-Project Planning

We conducted a drone survey to map every roof intersection and calculate exact panel measurements. This eliminated guesswork during installation.

Custom Fabrication

Every panel was fabricated at our shop — not cut on-site. This ensured precision fit on the steep pitch and complex geometry, and eliminated waste.

Installation Sequence

We used a staggered installation approach to maintain weather protection throughout the 8-day project. At no point was the home exposed to the elements.

Materials Used

• 24-gauge standing seam panels in Kynar 500 Dark Bronze
• Grace Ice & Water Shield on all valleys, eaves, and penetrations
• Custom ridge caps fabricated for seamless geometry matching
• Copper accent details on ridge caps

The Result

The completed roof transformed the property and eliminated all leak issues. The homeowner reported zero problems through their first full winter — including a record-setting ice storm.
